Appurtenant Structure

Appurtenant structures are separate buildings or facilities on insured premises, such as garages or sheds, that are covered under specific property policy terms.

An appurtenant structure is any secondary structure on the same premises as the main insured property.

Insurance mechanics

Most property policies treat detached and non-detached buildings differently. Coverage often depends on:

  • whether the structure is permanently attached,
  • its use (garage, shed, workshop, pool house),
  • and the policy’s “structures” limit.

Claims and underwriting impact

Underwriters need clear location and use details for appurtenant structures because hidden high-value items in separate structures can create unanticipated severity at loss.

Practical structure

Common policy treatment is to provide a separate limit for other structures, often expressed as a percentage of the dwelling limit. If not adequate, owners should request an adjustment or endorsement at placement.
